Manor Barn Kitchen is a new family-focused restaurant destination in the heart of the Cotswolds, conceived to fill a clear gap in the local market. Our vision is to create a destination for all that celebrates healthy living, community connection, and timeless design. By transforming a historic 18th-century barn into a 60-cover luxury venue, we are providing an aspirational yet approachable space that combines family-friendly dining with a wellness-driven, seasonal menu.

We are scaling a concept that already has significant local momentum:

  • Established Audience: wleverage an existing database of over 4,000 active customers and a 5-star reputation built through successful pilot events
  • Digital Reach: our existing brands, Roots + Seeds and Cattivo Pizza, have a combined social media following of over 25,000
  • Prime Heritage Site: we have secured the site at Upper Slaughter, Cotswolds, with plans to create a unique Micro-Destination
  • Operational Readiness: phase 1 is fully mapped out for a 2026 flagship opening, supported by a network of award-winning local suppliers

The Strategic Roadmap: A Three-Phase Growth Plan

  • Phase 1 (2026): launch of the 60-cover flagship restaurant and event space
  • Phase 2: expansion into luxury on-site boutique stays, catering to the  
    weekend retreat market
  • Phase 3: establishment of a signature cookery school and expanded kitchen gardens to complete the circular ecosystem

 

The Team: Investing in Leadership

  • Sam Lawson-King – Founder: born and raised in the North Cotswolds, Sam brings a wealth of experience in hospitality and a natural rapport with people. With a proven track record in operations, culture, and team management,  
    Sam ensures the business runs with both professionalism and warmth
  • Toby Baggott – Founder: Toby’s background is in events management and design. His vision for interiors, décor, and furnishings sets the tone for each space, and his record of overseeing four successful openings demonstrates his strong business capability, steering the venture with clarity and ambition
  • Mike Robinson – Partner & Mentor: a champion of sustainable wild food for over 20 years, Mike has helped create and run some of the UK’s most iconic restaurants, including the Michelin-starred Harwood Arms
  • Samuel Idione – Head Chef: trained in classic French cuisine, Samuel has worked at SimpsonsRick Stein, and The Clove Club. He creates modern, light, beautifully presented dishes using the best quality local ingredients

 

The Investment & Partnership

We are seeking three Investing Non-Executive Directors (NEDs) for this SEIS/EIS eligible opportunity. We are raising £200,000 in exchange for a 25% stake to fund renovation, fit-out, and initial launch. We are looking for partners to provide capital alongside mentorship in:

  • Hospitality Operations: scaling high-end restaurant or boutique hotel brands
  • Brand & Digital Marketing: positioning premium lifestyle destinations
  • Financial & Commercial Strategy: heritage site development and  
    long-term fiscal planning

 

Expected Revenue & Profitability

Manor Barn Kitchen is projected to reach profitability in 2027 based on a gross revenue of £1,491,116Our five-year growth strategy targets a total annual gross revenue of £1,892,712 by Year 5, delivering a projected annual net profit of £250,556.
